Booking Rooms:

A credit or debit card is required as a guarantee when booking. If the booking is cancelled outside the cancellation notice period (see below) your credit card or debit card will be charged. Otherwise your card will not be charged before arrival.

Payment is only accepted upon departure. We accept debit cards and cash. Unfortunately we are unable to accept cheques or credit cards.

All prices quoted in UK pounds and subject to change without prior notice.

Low season rates apply from Nov-March.

High season rates apply from April-Oct.

Two night minimum stay on weekends during high season.

Group Bookings:

Group bookings of all three rooms are only permitted with the owners prior approval.

Group bookings of all three rooms for wedding parties are not permitted.

Check In:

Our check in time is between 17.00 hrs and 20.00 hrs

Check Out:

Our checkout time is by 11:30hrs Monday to Saturday and 12:00hrs on Sundays.

Children:

We welcome children over the age of 10 years.

Breakfast is served from:

8.30am to 10:00am Monday to Friday 
9:00am to 11:00am Saturday and Sunday.

Parking:

Free parking is available at the village car park a few doors down from us.

Smoking:

We are a non-smoking property throughout.

Non- compliance of the Non-smoking policy will result in a £200.00 charge being added to your room account to cover the cost of cleaning and the resulting delay in re-letting the room.

Cancellation Policy:

Reservations must be cancelled within 72 hours of your arrival date, for leisure guests. In the event of a no show or a cancellation in breach of this policy an amount equivalent to 100% of the total booking value will be charged. If you are concerned about the possibility of cancellation you are advised to take out travel insurance.

Pelham Hall reserves the right to pre-authorise credit cards prior to arrival.

Access Statement:

Introduction

We aim to cater for the needs of all visitors to our 3 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us.

Pre-arrival

• The train station is seven minutes away by car.
• There are numerous taxi companies that have accessible taxis if required and we can make a booking for you.
• We have a basic website.
• You can contact us via phone, text or e-mail (details below).
• There are no parking facilities at Pelham Hall; however there is a free village parking lot just down
the street from the property.
• We can assist guests with luggage.
• The Bed and Breakfast is situated on the High Street of Burwash. There are shops and restaurants located nearby.

Main entrance reception

• There are no steps and approaching the main front entrance.
• The front door is always locked and we provide guests with a front door key.
• The door is 95cm wide.
• The front door of our B&B opens on to a public lounge with seating.
• There is wood flooring throughout the public lounge, which leads on to the carpeted public library.
• There is a ground floor WC accessed from the public lounge with a 2cm rise in floor level.

Public areas – general (internal)

The ground floor includes the public lounge, guest library and a WC. The access way to the library from the public lounge is 76cm wide.

• The first floor landing is well lit and has a good colour contrast.
• The flooring of the downstairs WC is tiled.
• There is one staircase of nineteen stairs leading to first floor bedrooms.
• The staircase is 17cm high, 26cm deep and 96cm wide at its narrowest.

Public areas – WC

• Bedrooms are en suite and there is a public WC on the ground floor.

Restaurant/Dining room, bar and lounge

• Breakfast is served in the public breakfast room on the first floor. There are two steps from the 1st floor hallway to the breakfast room.
• Furniture is flexible and can be moved on request.
• 3 Tables have under space of 64cm high by 68cm wide and height of 75cm and one table has an under space width of 110cm. The chairs are without arms and can be moved to accommodate.
• Menus are printed.
• We play low level background music during breakfast time.

Laundry

• Available by prior arrangement.

Shop

• Not available.

Leisure facilities

• Not available.

Outdoor facilities

• There is a patio on the first floor where guests can choose to have breakfast, weather permitting. There is a ground floor patio for use by guests staying in the ground floor guest room. There is a garden for use by all guests.

Conference and meeting rooms, banqueting, clubs, entertainment

• The front ground floor reception room can be hired out for events.

Bedrooms

There are three bedrooms, one on the first floor, two on the second.

Ground floor bedroom (Phoenix room)
Door width to the main room is 85 cm wide and 77cm to the en suite shower room.
 Super King sized Double bedded room
. At least 80cm routes within the bedroom e.g. to the side of the bed
. Furniture is moveable on request
. Bed is solid hard wood construction, 58cm high but can be raised with blocks on request.
 Television with integrated DVD player with remote control and teletext. 
Two chairs are provided in the room. 
There is an en suite shower room (see below for details).

First floor bedroom (Bantam room)
Door width to main room is 85cm wide and 77cm to the en suite shower room
King sized Double bedded room
There is approximately 85cm between the wall and each side of the bed.
 There is an en suite bathroom (see below for details)
Bed is 70cm high and is a divan. 
There is a remote control TV and DVD player with teletext.
 Fitted carpet throughout. 
Dark wood furniture and pale walls give good colour contrast.

First floor bedroom (Labrador room)
Door width to the main room is 82cm and 77cm to the en suite bath room. 
Super King sized Double bed, 50cm high with wooden frame in pale colour. Can be raised with blocks on request. 
There is at least 70 cm free space to the sides of the bed and 40 cm space between the foot of the bed and the original fireplace. 
There is an en suite bathroom (see below for details). 
There is a remote control TV and DVD player. 
Fitted carpet throughout. 
Dark wood furniture and pale walls give good colour contrast.

Bathroom, shower-room and WC

Ground Floor bedroom en suite (Phoenix room) 
Door width 77cm, outward opening
Free floor space clear of door is 120cm x 100cm. 
The shower cubicle has a step/edge if 12cm high.
The basin is square with an integrated flat shelf section and is counter mounted. It is 86cm high
. The toilet has free space on one side and 10 cm space between the toilet pan and the bathroom wall. The toilet is 46cm high. 
Pale colours used throughout.

First floor bedroom en suite (Bantam room) 
Door width 77cm wide opening outwards
. Free floor space clear of door is 120cm x 100cm.

Grounds and gardens

• There is a patio on the first floor where guests can choose to have breakfast, weather permitting. There is a ground floor patio for use by guests staying in the ground floor guest room. There is a garden for use by all guests.

Mobile phone reception is good.
 We are happy to take delivery of hired equipment (please let us know if ordered – telephone number supplied below of hirers). 
We are a non-smoking building. 
The Labrador bedroom has a fridge which can be used for medication/food. The two other bedrooms do not have a fridge. We can also put larger items in our main fridge on request (not available 24 hours).
